Real Xolotlán is a Nicaraguan football team playing in the second division of the Nicaragua football system. It is based near Lake Xolotlan communities, Managua.

Klubbens hjemmebane er Estadio Nacional de Fútbol i Managua. Real Xolotlan har vunnet Nicaraguas cup, Copa Nicaragua, to ganger, i 2015 og 2017.
Lagets navn, Xolotlan, kommer fra det nicaraguanske språket og betyr "tigerhaj". Xolotlan var også navnet på en aztekisk høvding som grunnla Managua.
